Ceinture Brings Affordable Housing to South Boston
Like other Boston neighborhoods, South Boston has experienced a growth in population and economy over the past several years. This area has attracted the attention of developers, including Milton-based Trinity Green Development. Trinity recently submitted plans to create the largest condominium complex in the neighborhood's history. When finished, the project will house 54 condominium units, including 46 two-bedroom units and eight one-bedroom units, in six stories. Trinity expects the complex to answer the area's growing need for residential living space, and it will bring much-needed amenities to the area, including art and cultural centers. Ceinture will be sited at 20 West Fifth Street.
In a departure from other housing development projects, which are catering to Boston's trendy and upscale population, Trinity is praising its South Boston condominium project as having plenty of affordable housing. This is major news for the neighborhood, which has a strong working class tradition. Traditionally, South Boston, or "Southie," has been a working-class area with locals employed in nearby factories and the businesses on the waterfront. The neighborhood's commercial landscape is characterized by industrial structures, including ironworks and glasswork centers. With the steady improvement of Boston's economy, the city's mayor has announced plans to upgrade infrastructure citywide, including South Boston. For Trinity, that means that the Ceinture's proximity to transportation is a particularly important factor. The project will be situated a short distance from the Broadway stop of the Red Line.
Construction of the project is expected to start in 2018. The building's units will include 54 luxury apartments of one to two bedrooms that will cover between 700 SF and 1,300 SF. Tenants can choose from floorplans including apartments with one bedroom, one bedroom plus a den, and two bedrooms. Some units will have terraces with skyline views of South Boston, the Financial District, and the Boston Seaport. The complex will also feature amenities including a state-of-the-art fitness center and a full concierge service. It will also have a collaborative work space area and a club room. Outside, the structure will have a roof deck, complete with gas grills, with views of surrounding South Boston and downtown Boston. The building will have garage parking spaces for 41 cars and designated spots for bicycles.
Within walking distance of the condominium building is the Seaport District, which is less than one mile from the facility's front door. The Seaport District is in a prime location right off of the highway and a short ride on the T to Boston Logan International Airport. In recent years, several notable development projects have stimulated growth in the area. One major innovation is the Boston Convention and Exhibition Center. In the 1990s, the federal courthouse moved from Boston's Financial District to the Seaport. The building, which featured an 88-foot glass wall over the park and harbor, turned the neighborhood into a viable place to conduct business. Later, the construction of an I-90 and I-93 interchange facilitated transportation between downtown Boston and South Boston. Proximity to the airport is a major selling point for Trinity, as is convenient access to downtown Boston via rail.
City approval is currently pending for the building's development. If approval goes through, sales of the units could begin in 2018. Development in this part of Boston is steadily increasing. If the project is given the green light, it will join a league of new office buildings, retail stores, and restaurants that are helping to revitalize the area. The condominium complex is anticipated to join a fleet of at least nine other residential buildings in the planning or construction phase. That includes a massive 16-story, 300-unit apartment complex by the waterfront. With the availability of land and space, hotels are springing up throughout South Boston too.
